Durmitor and Žabljak
Durmitor is a national park of Montenegro with Žabljak being a main town in the area. It is a Dinaric Alp mountain with 7 peaks above 2000 m hight. Even though it has a snowy winter, this part of Montenegro is not popular for skiing, however, there is a long-term Government plan to improve skiing infrastructure in the area. Žabljak and Durmitor are very popular areas for active tourism – nature lovers, hikers and thrill-seekers. Since 2015, there has been an average increase of approx. 30% in tourists arrivals and overnights (only in 2016 market had a growth of approx. 80%).
Due to the increase in popularity of the region, there are new residential and hotel projects growing every year. Currently, Hotel Durmitor is under construction (the first 5* hotel in the region), and dozens of small and medium-size projects.
Plots prices depend on the location, infrastructure and mountain range view. There are elements that also have impacts on the price, such as micro-location scenery, forest in the near vicinity, ruins on the plot etc.
Plot Prices in Žabaljak:
- Centre, Ivan Do – 80-120 eur/sqm
- Pitomine, Kovačka Dolina, Razvršje, Javorovača, – 40-60 eur/sqm
- Savin kuk, Motički gaj, Virak – 25-50 eur/sqm
- Borje I, Borje II – 10-20 EUR/Sqm
Kolašin region and Bjelasica mountain
Kolasin is the closest northern town to the capital and the seaside. From Podgorica, there is an hour ride, and from seaside approx. 2 hours. In 2020 it expected that a new highway is finished, so reaching Kolašin from the south will take around 30 minutes shorter and the most difficult part of the current road (Morača Kanyon) will be avoided.
Montenegro government has recently started investing huge amounts of money in developing ski infrastructure in Kolašin. Today, there is a 26 km of ski runs, and in following years it is expected that number of ski runs will double by adding new ski lifts and exploiting larger area of Bjelasica, on the northern side of the mountain – in Mojkovac and Berane municipality. The Government plan is to beat the regional ski resort competition – Kopaoinik in Serbia and Olympic centre Jahorina in Bosnia and Herzegovina.
Besides ski tourism, Kolašin is also a great place for a summer vacation in nature. A bit less impressive than Zabljak for hikers and nature lovers, Kolasin and Bjelasica mountain are also attractive for summer tourism and has great potential.
Buying land in Kolašin region now is the right investment, while prices are still relatively low.
What is the best place to buy a land plot in the north of Montenegro?
Main differences between Žabljak and Kolašin region is that Žabljak is mostly for summer vocation area for nature lovers and Kolašin is mostly for ski tourism. Prices in both regions are expected to grow in the following period.
Investment wise, if we consider mid-term potential, Kolasin is probably a better option, due to the government ongoing development of the ski infrastructure. Besides that, there is a new highway under constriction towards Serbia, passing through Kolasin. In 7-10 years time, it is expected that the whole highway between Beograd and Kolasin will be 3:30 hours ride, and only 40 minutes ride from Podgorica. Highway section from Podgorica and Kolasin will be completed in Q4 2021.
If you consider long term investment (10-15 years), Zabljak and Durmitor mountain are definitely a great choice. Stunning nature, as a main selling point of the region proposal, is an inexhaustible and unique resource which, when put together with modern lifestyle trends (health, nature, active tourism) gives a great picture of long term development of the region.
Serious increase in tourist arrivals and a growing number of high-class hotels and resorts in the past five years show that Zabljak is already on a good development path.
